Stop the Five-story Development at 3415 Palm Drive
I oppose the five-story apartment building proposed at 3415 Palm Drive in north Hermosa. This 50-foot out-of-scale development will tower over the city and destroy our small-town character. It will also increase density, decrease property values and block views.
Because the city did not get its Housing Element certified on time, the property owner can build above the city’s 30-foot height limit. This "Builder’s Remedy” project allows the developer to bypass local height limits, zoning laws and parking requirements.
This isn’t just about one building. It could happen in your neighborhood.
To protect residents, I would like the city to take the following actions:

Hire a top land use attorney to identify all legal options to challenge this application

Engage a consultant to evaluate potential violations of the California Coastal Act

Further investigate environmental violations or CEQA (California Environmental Quality Act)
Our elected leaders need to protect our community—now and in the future.
This building, if approved, will set a dangerous precedent and permanently alter our beach town.
